Looking for a Real Estate Agent – don’t leave it to chance

Just like before hiring the ideal employee , first comes the interview and selection process .  Why not apply the same strategy before signing with a real estate agent, that will represent your property .  And during the interview process , a savvy Agent will be interviewing you as well, to find out what your intentions are as well.

Consider some of these questions to include to your list of questions during the interview process:

Inquire how long have they been in the Real Estate business industry . A relatively new agent can be more attentive to your needs. The very recently graduated agents can also be beneficial providing their level of training acquired and if they have access to good mentors. Keep in mind some agents with many years of experience haven’t grown much past their first year while others are progressive and strive to keep current & updated.

Ask for their references and also ask permission to contact them should you have more questions . Ask if they are  related family  the references the Agent supplied for you.

A great real estate agent will provide you copies of any documents upfront, with time to review over, any documents that you will be required to sign.  Ask if they will accommodate you with this request.  As a buyer request documents such as the buyers disclosure agreement, purchase agreement, the agencies disclosures and a copy of the buyers brokerage agreement. As a seller request documents from your Real Estate Agent such as Listing agreement, agencies disclosure and the sellers disclosure documents.

When asking much do they charge, keep in mind that all real estate fees are negotiable . If you are going to negotiate a fee, do so beforehand and ensure the mutual decision is in writing.

What happens if it turns out that you are not comfortable or happy with an agreement?  What type of Guarantee doe the Agent offer and what exactly does it entail?  If you signed an agreement, such as a listing or buying, and unhappy with this arrangement, will the agent allow you to cancel?

Ask the agent what type of marketing methods have they used . Request to see copies and examples. Ask what marketing strategy would they implement to suit your needs .

Inquire of the Real Estate agent what their close sale and buy ratios are. A good Agent should be able to negotiate a purchase price for less than the asking price and sell properties for close to the listing price or higher. Also ask if these ratios include times of hot seller market sales.

It’s good to ask –what else do or will I need to know, that I haven’t already asked you.  In real estate there is always something that you will need to know and a good Real Estate Agent will address and answer all of your questions and take time to ensure you are comfortable with their experience and knowledge.
